We understand the benefits of various green features. We believe high indoor air quality has a direct positive correlation to the health and productivity of an office occupant's knowledge worker and to the health and happiness of a resident. We know a green roof insulates the building from hot summer rays, reduces storm water runoff and the necessary infrastructure needed for a site, and provides a wonderful tenant amenity when designed properly. With energy prices in constant flux, a reduction of peak use energy has significant financial benefits that flow directly to the bottom line resulting in a better risk-adjusted investment.
We also know that many sources of equity capital do not necessarily consider these benefits or place the appropriate valuation on "green" design features. Evolution Partners does.
